3.         Design Coordination & Pre-Construction

            3.1        Develop critical path schedule with major milestones

            3.2        Coordinate design work with architects, designers, engineers, consultants
                         and owner’s representatives.

            3.3        Ensure design is on schedule and meeting objectives, scope and budget.

            3.4        Insure all specifications are complete for all equipment provided by owner and
                        communicated to design team for inclusion into working documents.

            3.5        Evaluate drawings, specifications and related design & construction documents
                         for clarity, completeness and conformance with the objectives and constraints of the project.

            3.6        Coordinate the development of a detailed budget and participate in value engineering,
                         where appropriate, in order to identify options and alternatives for the owner/client.

            3.7        Assist design team with proper submission of design documents to secure client’s approval.

            3.8        Represent Owner to secure proper regulatory approvals.

            3.9        Monitor all costs and expenditures through design and pre-construction phase.
                         Provide owner with weekly report.

 

 

4.         Construction Management

            4.1        Manage and oversee the selection of a qualified general contractor and vendors through
                         the bidding process including: develop list of qualified bidders for owner’s approval,
                         proposal solicitation. bidding analysis, interviews and contract negotiation.

            4.2        Review all sub-bid costs and expenditures with general contractor and owner to
                         ensure conformance to budget.

            4.3        Review and recommend for owner’s approval the selection of qualified sub-contractors and vendors.

            4.4        Conduct regular scheduled construction meetings to review progress and resolve
                         discrepancies. Prepare and distribute reports.

            4.5        Observe the progress of construction and installation to monitor the quality of work and
                         adherence to the project schedule.

            4.6        Review and recommend for approval all invoices, billings, payment applications and
                         change requests issued throughout the course of the project.

            4.7        Monitor project costs and expenditures and maintain cost accounting records to provide
                         a continuing summary of such costs in relation to the budget.

            4.8        Prepare and maintain complete project records through appropriate documentation,
                         including reports, correspondence and contract documents.

            4.9        Assist in the preparation of corrective deficiency lists and monitor completion of such
                         work to the satisfaction to the owner.

            4.10      Determine if all work is preformed as required under contract documents and to endeavor
                         to guard owner against defects and deficiencies in the work.

            4.11      Provide to owner close out packages for all trades. Provide cost and budget reconciliation
                         and project close out.

 

 

5.0        Furniture, Fixtures & Equipment (FF&E)

            5.1        Assist with evaluation of existing FF&E to determine what if any, should be reused,
                         refinished or refurbished for use in the project

            5.2        Provide analysis of pricing for all new and reused FF&E.

            5.3        Oversee the selection of qualified FF&E vendors through the bidding process including:
                         develop list of qualified bidders for owner’s approval, proposal solicitation. bidding analysis,
                         interviews and contract negotiation.

            5.4        Coordinate and schedule FF&E delivery and installation.

            5.5        Review FF&E after installation and develop corrections list. Provide follow up for each vendor
                        with resolution.

            5.6        Coordinate the disposal, sale or relocation of existing FF&E.

 

 

6.0        Relocation Management

            6.1        Oversee and coordinate physical relocation.

            6.2        Provide scope of work for move bidding. Assist owner in election process of moving contractor
                        and provide bid analysis, verify qualifications and references.

                        6.3        Provide move schedule and coordination with landlords and existing building constraints.
